With 39 years’ experience, Alan has an extensive track record of both real estate investment and development and has specialized in purpose built student accommodation for the last 17 years.
Alan is currently leading on Generation’s joint venture with a fund managed by the Ares Real Estate Group which is focused on investing in high quality PBSA assets in the UK.
Since 2015 Alan has been involved with Highlight Student Living in Dublin and the Europa Generation Student Fund in the UK. Between 2010 and 2015, Alan worked in joint venture with The Carlyle Group developing and operating a £530m portfolio of high quality purpose built student accommodation assets in London. Prior to this Alan worked on three separate joint ventures with The Blackstone Group that developed and operated in excess of 2,500 student beds.
Alan is a Director of Generation Estates Ltd and a Partner in Generation Partners LLP, Generation’s joint venture with Ares. Alan is also a Partner in the Europa Generation Student Fund where he sits on the Investment Committee.
Before establishing Generation Estates, Alan held senior positions at a number of leading development companies including City & West End Developments, a niche London office developer that was acquired by Security Capital Europe Realty in 1998 and which developed and acquired assets approaching £500m. Prior to joining City & West End Developments in 1997, Alan was a director of London & Edinburgh Trust, a significant development company created by the Beckwith brothers that was acquired by SPP. Alan started his career at The Prudential and worked at St Quintin, Chartered Surveyors prior to joining London & Edinburgh Trust in 1989.
Gareth has over 37 years’ real estate industry experience and has specialized in purpose built student accommodation since 2004.
Gareth is currently responsible for running all of Generation’s different entities whilst also overseeing PBSA marketing and commercial leasing across the group’s portfolios.
It is as a result of student accommodation experience gained prior to Generation that Gareth was able to spot the potential to redevelop 200 Pentonville Road as a sizeable mixed use scheme anchored by purpose built student accommodation. The completed project Nido Kings Cross, redefined student living in London. Through successful joint ventures with both The Blackstone Group and The Carlyle Group, Gareth has been at the forefront of the purpose built student accommodation market for over 17 years.
Gareth is a Director of Generation Estates Ltd and a Partner in Generation Partners LLP, Generation’s joint venture with Ares. Gareth is also a Partner in the Europa Generation Student Fund and a member of its Investment Committee.
Prior to forming Generation Estates, Gareth was a Director of The Osborne Group where he managed a series of mixed use projects in London often in joint ventures with Manhattan Loft Corporation. Gareth started his career at St Quintin in the City of London and was subsequently a partner at Grimley JR Eve.
Gareth holds an honours degree from the University of Reading where he read Land Management qualifying as a Chartered Surveyor in 1985.
Nick has over 15 years’ experience in real estate and banking.
Nick is a Partner in Generation Partners LLP, Generation’s joint venture with a fund managed by the Ares Real Estate Group and is leading on acquisitions for this initiative.
Nick is also a Partner in the Europa Generation Student Fund for whom he acquired circa 2,000 beds through forward funding transactions.
Since 2010 Nick has purely focused on the PBSA sector. Prior to Generation, Nick co-founded a property company focused on land promotion and development specifically in the PBSA sector. Nick therefore has extensive experience in project origination, acquisition, financing and development of UK student accommodation.
Before entering the PBSA market in 2008, Nick worked in the European real estate finance business at Deutsche Bank for seven years.
Nick started his career at DTZ in London, focusing on European real estate markets including real estate funds, corporate finance and strategy.
Nick holds a BSc (2.1) in Politics from the University of Bristol, an MSc in Real Estate Finance from CASS Business School and a Certificate of Business Excellence from Columbia Business School in New York. Nick is also a non-executive Director of LJ Administration (UK) Ltd (part of the Alvarium Group) and a Trustee of the Ukuthemba Foundation.
Rina Patel is a Chartered Accountant who leads the finance team at Generation Partners covering finance, tax, banking compliance and Investor reporting for the entities within the strictures alongside working with the Investment team on acquisitions and disposals.
Rina started her career in Real Estate moving into Financial Services from KPMG’s tax department post qualification.
Rina has extensive experience in Real Estate spending most of her career with Real Estate firms as well as seven years at the Private Equity Fund Pantheon Ventures. Rina has extensive experience across Real Estate Fund sizes with specialist skills in start-ups, building and scaling finance department with robust infrastructure and using technology to enhance and simplify processes. Whilst at Pantheon, a Fund with £40bn AUM, Rina was also responsible for Finance and Risk whilst also working closely with the Partners through a change of ownership requiring significant changes to existing systems and technology.
Rina has been with Generation since February 2019 working closely with the Partners on existing assets and new acquisitions building close relationship and building efficiencies with Property Managers and service providers.
Paul Watson leads the development and delivery of the asset management strategy for Generation Partners. Informing the selection of potential acquisitions, onboarding & integrating all new assets into the portfolio and managing ongoing performance across all aspects of the residential estate.
Paul started his career in student accommodation in 2004 and has extensive experience of the commercial and physical operating of Purpose-Built Student Accommodation (PBSA) across the UK and mainland Europe,
Paul joined PBSA provider Liberty Living at c.5,000 beds in Summer 2006, developing a strategy to grow the business through sustainable acquisition and development. Paul led Liberty Living to become the second largest UK based PBSA owner operator with over 25,000 bed spaces in 54 residential assets, 52 UK & 2 Mainland Europe, including a portfolio of 30+ commercial units.
During that time Paul was instrumental in the sale of the business in 2014 from Brandeaux Funds to CPPIB (Canadian Pension Plan Investment Board) for £1.4Bn.
Paul left Liberty Living in September 2020 following the successful sale and transition of the business to Unite Students for c.£2Bn.
Alongside Liberty Living Paul has worked for a number of UK Higher Education Institutions, including Sheffield Hallam University, The University of Sheffield and most recently University College London (UCL).
