Since 2017 we have developed our asset and fund management capabilities having established the Europa Generation Student Accommodation Fund.

Property Development Expertise
Generation’s development capability reflects the experience of the principals prior to founding the business as well as the company’s activities during the last 20 years during which time it has acted as the Development Manager in delivering in excess of 4,500 new student accommodation beds in Central London. Historic experience of sizeable and complex office and mixed-use development projects enables Generation to bring first class commercial development skills to the student accommodation and living markets.
Core skills enabling Generation to run and or manage the entire development process include site identification, appraisal and acquisition, design team selection and management, legal team selection and management, scheme design, town planning, management of third party matters, project financing (equity & debt), procurement of the main contractor, cost management, project accounting, reporting and drawdowns as well as marketing and sales.

Operational Real Estate Expertise
As a result of our role in creating both Nido and Pure Student Living, Generation has expertise in the establishment of operational real estate platforms in the living sectors. This includes creation of accommodation brands, recruitment and management of the operational team both centrally and at building level, creation and management of web-based marketing and booking portals including reservation system procurement and integration, development and management of the operation cost model and development of ancillary income streams.

Fund and Asset Management Expertise
Our activities in creating a specialist Purpose Built Student Accommodation Fund  strengthened our fund and asset management capabilities whilst also  developing our skills as a specialist alternative real estate fund manager.
Generation’s specific day to day activities include origination and screening of all investment opportunities, management of the acquisition process, sourcing ,structuring and management of senior debt, management of forward funding transactions, development monitoring, oversight and management of the operational teams, oversight of PBSA marketing, management of commercial leasing, management of the income and cost model as well as tracking occupancy and performance.
