Blackstone in conjunction with Generation Estates, has sold 100 Middlesex Street, London,E1 to La Salle Investment Management acting on behalf of a pension fund client. The purchase price of £26.5 million represents a net initial yield of 5.50%.
100 Middlesex Street is a recently constructed, stand alone building which forms part of a larger development which includes the newly completed Nido Spitalfields Student tower.
100 Middlesex Street, designed by architects TP Bennett, comprises approximately 61,500 square feet. The office accommodation is let for a term of 20 year to INTO UEA (London Campus) LLP and is guaranteed by the University of East Anglia. In addition there are two ground floor retail units let to The Japanese Canteen Limited and Tinderbox Limited, together with a gym, let to Fitness First, located on part ground and lower ground floors.

The Generation student housing joint venture with The Carlyle Group today completed the purchase of a disused car park at Ewer Street in Bankside, Southwark. The site was purchased from Workspace Group plc.
Generation Estates announces the appointment of Jonathan Walker as Development Director. He was formerly Head of Projects at Great Portland Estates having been with them for approaching 7 years.
Jonathan has extensive experience of property development in and around London having also worked with The Osborne Group and City & West End.
Jonathan’s professional experience also includes time with Ove Arup and Shepherd Construction so he brings a wealth of project delivery expertise the Generation Estates.
The Generation joint venture with the Carlyle Group has today contracted with City University in respect of a 1.5 acre site off Goswell Road comprising the former Sadlers Sports Centre, Finsbury & Heyworth Halls and Peartree Court.
The transaction is the outcome of more than 12 months work since City University and their advisors, King Sturge selected Generation as preferred bidder following a competitive selection process.
City University recognised that Generation has particular expertise in delivering large scale projects of this nature in Central London. The deal achieves City University’s objective to provide their students with new high quality accommodation adjacent to their Northampton Square campus whist the project will also deliver a new sports facility that has been designed to Sport England standards and circa 20,000 square feet of new teaching accommodation.
The planning application for the scheme is to be submitted in the next few days.

Today the Carlyle Group’s joint venture with Generation Estates acquired a freehold site in Islington that has planning consent for a new 400 bed residence.
Located in Finsbury Park opposite the former Rainbow Theatre, the site is adjacent to Finsbury Park Station (Piccadilly, Victoria & Main Line Services) ensuring rapid connectivity to all of London’s educational establishments.
The site is also within easy walking distance of London Metropolitan University’s Holloway Road campus.
The scheme which principally provides good sized en-suite study bedrooms will be developed in time for the start of the 2012/13 academic year.
Global private equity firm The Carlyle Group today announces that it has entered the UK student housing market following the formation of a joint venture agreement with Generation Estates Limited. Carlyle and Generation is progressing schemes on four sites in London which are to be acquired providing the Group with an initial portfolio with capacity for circa 1,750 beds. Carlyle/GEL also hopes to work closely with London Universities and other private sector or overseas educational providers to fulfil their specific requirements.
